  • Days rented at fair value-IRS Schedule E?

    This year's Schedule E asks you to enter the "Days rented at fair value". They want to know how many days a rental property was rented out during the tax year. A very straightforward question when pertaining to a single family residence. But what about a multi-unit? For example, if you had a two unit with one side rented for a full year, and the other side only rented for ten months, what would you enter? Would it be 365 days for the side that was rented for the full year, plus the ten month's of days for the other side? The IRS instructions for schedule E do not address this issue.

    You are selling your house (or refinancing) and the title company finds a mechanic's lien. You must clear it up before the deal can proceed. You don't believe you owe this person any money, so you want to dispute it instead of just paying it. How do you go about it?

  • How do I fix a water leak in a Maytag refrigerator?

    Maytag model RTC1900AAW. Water from the defrost is running down the back wall. There is a hose that drains into the pan underneath, and I blew through it to make sure it was clear. The ceiling of the refrigerator compartment serves as a drain pan to catch the water as it drips from the coil, and somehow the water is supposed to run from there into the hose and down to the pan on the bottom. The ceiling of the refrigerator compartment would have to come out in order to see what is wrong, but the ceiling is in there so tight that I don't think I could get it out without breaking it. Is this a throw away situation?

  • Can a telephone prankster send a false number to your caller ID?

    I have been harassed by a telemarketer for aver 25 years. He has used the name "Contractors Supply" and "West Side Supply". He tries to sell a limited selection of supplies such as extension cords, light bulbs, first aid kits. He refuses to leave a contact number and just says he was call again another time. He gets irritated and vulgar when I don't buy. The number that comes through on the caller ID is a false number, because when you call back, you get a recording that it is not a working number. He calls from a different number each time, and that number is always not a working number. The most recent number on the ID was PHOENIX, AZ 480-345-7820. Does he have some illegal apparatus on his phone line that sends out a false number to the caller ID? What can be done to stop this guy?

  • When would a customer be in his legal right to refuse to pay for in home services?

    Example: Joe calls Bob's Heating to fix his furnace. Bob's Heating comes out, does the job and gets the furnace going. Joe asks the serviceman from Bob's to leave the bill and promises to put the check in the mail. Two weeks later, Bob's Heating still did not receive the check. Bob's Heating calls Joe to find out where the check is and Joe tells them, "well the furnace never worked right after you fixed it, so I just called somebody else to put in a new one and I am not paying the bill." Joe says that the furnace was hauled away to a scrapyard along with the new parts that Bob's Heating put in. Now it is impossible to prove one way or the other if Bob didn't fix it right or if something else went wrong with it. At any rate, Joe did not give Bob a chance to come back and check it out. Assuming that Joe is telling the truth about getting a new furnace, is Joe in his legal right not to pay Bob for the parts that he put in (and didn't get back) plus his labor?

    The house flooded in the Fall. Since then it has been gutted. All finished flooring has been removed down to the subfloor. There is no mold. Is there a product that could be applied to the floor to deodorize the smell?

  • Will a hard freeze kill mold?

    Last Fall the house flooded. Immediately the house was gutted and cleaned out so that everything would dry out and no mold would form. Nevertheless small amounts of mold formed, just a small streak here and there. Nothing was done to the house after that and the house just stood through most of a severe winter where the temperture ranged from the teens down to as cold as 15 below zero. Did that kill the mold? I would assume that once it is dead, it is harmless.

  • Is it mandatory to look for refrigerant leaks?

    EPA laws make it illegal to release refrigerant into the atmosphere. That means that anyone doing it would be subject to arrest and fine. Is it also mandatory that the serviceman look for leaks before charging a unit that has lost refrigerant? If there is such a law, where can I find a copy of it?

  • Should I give a gift if I am not attending the wedding?

    My next door neighbor's daughter is getting married. She (the mom) and I get along very well, but the daughter (who is getting married) doesn't live around here. I hardly know the daughter. When she comes around, she has little to say to me and sometimes acts a little arrogent. The daughter is getting married and invited me to the wedding, which is about 2,000 miles away.. She also invited some other neighbors and I doubt if any of them will go. She has nothing to do with them either. Should we all be sending gifts if we are not going?

    My step father (who I call Dad) passed away and I have a brother and then a step brother and step sister. My brother and I had the same mother and my stepfather was like my real father. My mother and him were married for 40 years before she died. The step brother and step sister's mother and my dad were married for short period of time. My brother and I were left majority of inherientence and now my step brother and step sister aren't speaking to us which hurts. Dad did this because he felt they didn't come around often enough. Also, half of his money was our mom's money. They think we should share our wealth with them. What is the right thing to do in this situation?

  • Can I back out of a car loan?

    After signing for a car loan on a new car, I realized the dealer had added $1,930.00 in fees to the loan balance. Needless to say, he did everything he could to distract me and cover up the fees while he hurried to get the paper signed. I called him 24 hours later and asked if we could just void out the loan and I would immediately pay the full amount in cash. He refused to void out the loan and said yes I could pay it off, but would still owe the fees. Doesn't one have a certain amount of time (such as 3 days) to rescind a contract? Also, could this be classified as a UNILATERAL MISTAKE" when one did not fully understand the terms of the contract? When I made the phone call to the dealer, I recorded the conversation and advised him I was doing so as proof that I made an attempt to rescind 24 hours later. The dealer is in Oak Lawn, Illinois.
