  • Just bought our first house and the yard is overrun with weeds! Where do I even start? (pictures inside)?

    So the wife and I bought a new house and the yard is just completely overrun with weeds. We live in Georgia, so it's already in the 80s, but I'm looking for help getting the lawn under control. I tried using a sprayer with the Weed B Gon that takes care of the Creeping Charlie (purple flowered plant) but that was to no avail.

    We're under a lot of financial strain right now (new baby and new house = very little disposable income), so I'd like to keep the cost of fixing everything as low as possible. We have a lawn mower, trimmer, and hose already but I'm not sure what to get or how to approach things. HELP!

  • Housing Offer - "Highest & Best" to inflate the price?

    My wife and I recently found a house that we fell in love with at an amazingly low price (it's bank-owned). We found it the day that it went on the market and quickly got in contact with the listing agent to put in an offer. Due to regulations, the house had to stay on the market for 5 days, and in that time two other offers came in as well.

    Now, this is where I'm confused. We actually offered a little over the listing price initially because that's what's become commonplace with a lot of these bank-owned properties around here. However, the listing agent came back to us after our initial offer and told us that due to the multiple offers that we should resubmit a "highest, best, and final offer" on the house.

    Since we liked the house so much, we raised our offer by nearly $10,000 (still well below our budget, thankfully), but I just question the legality of such a move. Is this common to have to resubmit an offer like this?

  • Trying to buy a house but bank's mortgage loan officer is on vacation?

    We found an amazing house that literally just went on the market today, and we're looking to make an offer on it! On the paperwork, the agent says we must have a pre-approval letter from a certain bank and certain mortgage loan officer, but when I called her this evening it says she's on vacation for a week!

    We want to make an offer as soon as possible because the house is in the perfect part of town and it's at a good price too.

    Does anybody know if we HAVE to go through that mortgage loan officer of can we go through anyone with that bank and send the pre-approval letter to the agent?

  • Should I buy a Canon t3i (with 18-135mm lens) or a Canon 60D (body only)?

    A couple of years ago I got into photography working for a local portrait studio (they provide all the equipment) and I decided to get a DSLR (Canon Rebel XS) of my own. I mainly shoot for fun (I'm certainly the designated photographer at family gatherings!) and I hope to someday work my way into doing weddings, family photos, senior portraits, etc.

    Since then, I've purchased a Canon 50mm f/1.8 lens and a Canon 430 EX II speedlite. Now I'm looking to upgrade my camera body, and I'm faced with two choices, which I've found for around $800-$900.

    I can either get another Rebel, the t3i, which includes an 18-135mm zoom lens, or I can just upgrade my body to the 60D. The two are very similar, but I'm looking for a few pointers to help guide me to a good decision.

  • If I drop a limit on one credit card, will it up the chances of getting a high limit on a new card?

    I currently have a couple of credit cards that I don't use, as well as a Chase credit card with a $15,000 limit but only $4,000 on it. I'm interested in getting a new card through the Carnival Cruise Line in order to build up points for a few dream vacations my wife and I have planned.

    I'm looking to get a high credit limit on the Carnival card (since it will become our everyday card in order to build up points). If I call and cancel some of my other unused cards, or if I call Chase to drop my credit limit to around $5,000, will it up my chances of getting a high credit limit on the Carnival card?

    Oh, and just so you know, I'm completely aware of how dropping my $4,000/$15,000 ratio to $4,000/$5,000 ratio would affect my credit score... but I'm going to be paying off this card soon anyways, so I'm not too worried about it.

  • How can you safely shrink screen-printed clothing?

    I recently bought two custom MLB t-shirts with my and my girlfriend's name and number on the back. They are both screen printed. Unfortunately, the smallest size the t-shirts came in was a medium, and my girlfriend wears a small. Is there a safe way to shrink the shirt without ruining the screen printing? What's the best way?

  • Does a landlord's knowledge of underage drinking nullify a lease?

    I've been living in a townhouse with three 19-year-old's for the past 5 months. I am 22 and didn't know the three before I moved in. I have lived on my own or with a roommate for the past 4 1/2 years, but this was the first venture into the real world for these three.

    Long and short of it: they're like 5 year olds. They're late on bills, leave lights on, and they leave huge messes everywhere

    I'm sick of it. We constantly fight and argue and it's come to the point where the landlord has decided to evict someone.

    This is where the issue comes up. The three of them throw parties once a week or so and there's a lot of drinking going on. They even have people as young as 16 over to the house. The landlord is VERY aware of these parties and has on numerous occasions said to me "It's college, that's the way it is."

    So my question is this: does this nullify the lease? Can I walk without owing rent? He claims if he evicts me I'll still owe him the remainder of it.

  • Where can I find a legal document to help protect me against non-payment?

    I'm about to co-sign for my daughter-in-law on a new car. I will be the primary on the loan. I don't really have any worries about whether or not she's going to pay, but I would like to have some sort of legal document stating that, if she doesn't pay, the car becomes mine. Where could I find a document of such nature? Is there one I could find online? Thanks!

  • Is there any website that tells when big concert/event tickets will go on sale?

    I always seem to JUST miss when new events go on sale because Tickemaster doesn't really advertise on their page what's upcoming.... they just advertise what's already on sale.

    For example, I'm a HUGE Dane Cook fan, and so when I saw that he had scheduled a tour I was PSYCHED. However, when I went to purchase tickets, I found that tickets had gone on sale over a week ago and that there had even been a presale a week before that! No surprise, floor tickets were sold out.

    Does anybody know of a site that has any kind of listing of upcoming ticket sale dates so this doesn't happen to me again?

  • What to do when living with underage drinkers?

    I'm 22 years old and I live just off of a college campus with two 19 year olds and a 20 year old. I'm well aware of the fact that, because I'm over 21, I can be held accountable for the fact that they are drinking. If I've got my facts right, that's because, I'm said to be "providing" for them (even if I'm not).

    When I first moved in, these three said that they "rarely" partied. However, as of late, there's 2-3 parties a week, with LOTS of underage people there. Obviously just telling them to stop hasn't worked. So, if I call the cops and report underage drinking, do I get in trouble even though I'm the one placing the call?

    Side note: the cops around here are notorious for being huge jerks (excessive force, etc.). Last week I saw four cops wielding shotguns because of a noise complaint...

  • I'm the only user, but I've lost administrative privileges! Any help?

I can't get Windows Updates to install (well.... they "install", but right after I restart it asks me to install them again). I can't even change the clock!
