I'm reworking my lease for tenants. What I would like to do is "reward" good tenants by giving them a month's free rent if they make five month's rent on time and in full. So on my lease it says it's for $7200 payable in monthly amounts of $600 and that if the tenant is current for the first five months they will get a $600 credit against the lease and if they are current for the seventh to eleventh month, they will get another $600 credit.

So if the tenant is reliable, they are acutally getting the apt for $6000 for the year and if they default on the lease I can go after them for the balance of the $7200. Can I do this legally? What I really want to do is stop tenants from giving me excuses about their car needing work or worse needing Christmas money. The late fees are not doing it so this is more of a carrot vs stick approach. I'm actually raising the rent from what it was before. This would be for a new tenant.

The cat is 19 years old with some kidney issues. She is very thin(about 5 pounds) and has a very odd smell about her. It smells like the inside of an inner tube that is, kind of a rubber smell. Is this urine from poor grooming or is a symptom of something else? She is also pulling tufts of hair out once in a while.

I'm a landlord and I have a new tenant who has thousands and thousands of cards from Magic. I thought there would be maybe a couple thousand but he has more like 10,000 all in special boxes. Each box holds about 500 cards and he has dozens of boxes. Just how many exist altogether?

The planes are flying direct into Port au Prince and getting stranded because there is no fuel to get them back in air. Wouldn't it make more sense for them to refeul in Santiago before getting into Haiti? Also, why not fly in a fuel plane?

Moved my toon up from lvl 60 to 78 in the last two months, but WLK just not that exciting for me. Raids and Instances are ok, but kind of burned out with them and going solo is pretty boring. Any ideas to freshen up the game? I'm going to lvl my Nightelf Druid to 80, but prob take a long break when my time expires. Maybe until next fall. Seems like there are not enough quests out there anymore and they are kind of the same.

They are VERY devout Catholics. I lived on an island that was 80% Haitian and they were in church several nights of the week and you could hear them singing all the time. They may be superstitious, but they are very devout.
