For year ended dec. 31, 2010, May Company reported a pretax financial income of $12,000,000. Its taxable income is $14,000,000. The difference is due to rental received in advance. • grammar question?

if we use "this" it pertains to a singular subject so the verb that follows should also be singular(ex. i will return the notebook tomorrow, this is not mine.)while when we use "these" the subject must be plural so the verb that follows should also be plural(ex. i should return the notebooks, these are not mine.) and "that" can be use in both singular and plural , so my question is

if we use "that" what form of the verb should we use, should it be the singular or plural form?

ex. there are many areas that (is,are) unclear.

Should we use the singular form if we use "that" or should we follow what the subject is?

P.S. if you got your answer from other sites please give the link. it will surely be a great help to me. thanks! i hope that you'll help me!
