Okay, I am a real estate wholesaler. I place properties under contract and mark them up at a higher price, and make the spread. Anyways, my client inherited his fathers house, it has a reverse mortgage loan of 64k. The house is not worth anything close to 64k, its more like 20k. From what ive researched the bank will accept what the house is appraised at it will take the losses. so if we get it appraised at 20k, would the bank accept that? The seller knows that hes not making any money, he just wants it gone. My buyers pay me 35k, bank gets 20k, i make 15k. Would this work?? Thanks for any answers!

Okay, Im not going bankrupt. I am a real estate investor and sometimes I come across properties in which the owners filed for bankruptcy, left the house and now the house just sits there. Can the bank forclose and take ownership of the property after one files for bankruptcy? Or does bankruptcy basically say eff you to the bank and they cant take it back? There are no bank owned signs in the lawn or anything. Who would own the house in a situation like this? They just sit. Theres like 20 properties like this in my area, and I could capitalize so much on them if I could figure out what would be going on in a situation like this. Thanks for any help!

How much would an attorney charge in NY to set up an S-Corp?

Sorry for long post. Okay, im no stranger to the gym ive been lifting for nearly 3 years (im 18). Today, I was lifting really heavy (315 for 5 sets of 2) and on my last rep of my last set I failed big time and didnt have a spotter, so I tried doing the "roll of shame" basically you roll it on your stomach and try to stand up, it didnt work lol. So I had over 300 lbs laying on my belt (thankfully) it didnt hurt my stomach. So for like 30 seconds I was just like 0__0 help me, someone! Finally someone did and they got it off. I was SO embarrassed everyone was laughing (people I didnt know) granted I would laugh too but how can I stop feeling embarrassed???

I am a new real estate investor, wholesaler to be exact, and I have come across a few vacant properties. I ran some background info and the ones I found, the owners seem to be inheritors of a deceased relative. What could be the reasons on why the property is just sitting there? Why wouldnt they atleast try to sell it? Some of these have been sitting there for 5+ years.

Once I have put the property under contract with the seller, then assigned contract to my buyer, do I take it to my attourney/title company? Or do I take it to my attourney/title company after im under contract with my seller, then take it to buyer?

Im currently 21, I have $100,000 in the bank, with a 725 credit score. Over the last 2 or so years ive educated myself with mentors and read countless books. I have a relationship with a wealthy lender (for my 20% down) and I believe I can get a loan from the bank for the other 80%. I am most interested in multi family property. My question is, is there an unwritten rule on how old you have to be start real estate investing? Everyone that invests in real estate seems older but I feel as if I have a decent amount of knowledge and and good mentors to help me so idk. Looking for some people to shed some light. Thanks!

Is it true that you can buy multi family properties with none of your own money or need for your own credit score? In essence the bank would finance 80% and a private money lender would finance 20%? You would gain the cashflow every month to pay off mortgage, pay property managers, and your lender. Is this true???
