  • Property Insurance Q?

My landlord took me to small claims court yesterday for compensation for damages caused by a flood. The judge asked why the property insurance didn't cover it and the landlord mumbled... because we don't have insurance. At once the judge threw the case out and said that was unacceptable. Yay me!!

My question is... Is there a law stating property owner's must have insurance on their rental properties?

This house is falling down around our ears and we are now worried to stay. 2 weeks ago my husband fell through the base of the shower into the ground. The shower base gave way because the foundation below the house wasn't poured correctly. (Would you believe this house is only 7 months old?). Anyways, we are not wanting to sue, but we are worried to stay incase other damage or injuries occur. If it is the law, we are trying to find a way out of our lease now.

Thanks for any help you can provide!

  • Puppy cries...?

My new puppy cries and howls every time I turn the TV off. I only watch TV for the morning news and maybe an hour after work, but the minute I turn it off the new pup just loses control.

Is this normal? Can it be stopped?

I don't like the idea of leaving the TV on all the time because I try to conserve energy.

    Any suggestions?

Thanks in advance for your replies.

  • Old cat, New puppy! Please help!?

I brought home a new puppy over the weekend as a spur of the moment choice. I am not saying it was the best of choices, I just fell in love the the pup. I have never had a puppy before so I am really new to this game. I accidently let the pup have run of the house without knowing it would upset the cat. I figured since the pup was so small the cat would be ok with it. Now the cat is outside crying and she won't come in. She is also not eating. (3 days now) I can tell she is totally distressed.

Is there any way to fix this problem? Is it to late to start over with the two? Any advice would be greatly appreciated.

    Thanks!

  • Has anyone been to or stayed in Olinda, VIC?

Planning a weekend trip and this town looked cozy & quaint. I'm just wondering if anyone has been there and if they could suggest places to eat, stay, and things to possibly do?

    Thanks!

  • Please help identify this part!?!?

I have a 2000 Mazda Bravo truck that started leaking water last night. I have found the leak which is on the passenger side, near the engine. It is a metal tube and there is rust where a secondary tube comes out. The leak as at the y of where these two tubes have been welded together. From the back of the tubes (towards the firewall) extends to common black hoses.

Could someone please help me identify what this metal tube is called and where it goes to or from?

    Many thanks!

  • Does anyone else work from home?

I was just wondering if others here work from home and how they keep it together? 6 months ago I went from working in an office to working from home (same job) and I find myself missing the interaction with the real world. I am currently in a situation where I cannot work outside the home. So I was wondering what others do to help with the monotony? I take breaks and go for walks but then just end of feeling miserable and guilty because I should be working. How do others cope with the downside of a home business?

  • Is there a way to find out...?

if an insurance company has paid for a claim?

My husband and I live in a rental property that sustained damage from a flood due to a washing machine malfunction.

We contacted the property agent and representative for the property owners and they took care of everything. (IE: repairs, cleanup, etc.) The agent told us not to worry because everything was covered by the property insurance. 2 months later the property owners sent us a bill of nearly $3000 for all repairs. Now we are going to court! In my quest for documentation from the repair companies to support my claim, that we were misinformed and told the insurance was going to cover it, the repair man stated that he was paid by the insurance company.

So my husband and I are wondering if the property owners aren't just trying to get a quick $3000. Is there a way to find out if in fact the insurance paid for all claims? And is it fraud for the owners to have the insurance pay, then ask us to pay them the $3000?

  • Can you imagine?

a world without George W. Bush?

From reading some of the awesome answers to my other question about disliking Americans, I see and hear a lot contempt for Bush, the war, politics, etc.

I was for the war... what American wasn't after 911!?! But I do agree that it has gone way to far and now jr. is trying to finish what daddy didn't/couldn't. The reasons behind it are wrong on so many levels, I give you that!

Sadly I do not know a life without a Bush or a Clinton in the White House.

Do you think with a new president in the US, that foreign relations with places such as Australia could really improve? Or is the government an easy scape goat to what we really cannot put a finger of dislike on?

Thanks for all your answers, it does help me understand more Australian views while living here.

  • What is it about Americans that you do not like?

Is it all Americans or just some? Why? Do you or would you have American friends? Have you really taken the time to get to know one?

I'm American, I now live in Australia and I regard the people here as some of the best I have ever met in my life.

As with everywhere there will be ignorant and arrogant people, trust me I have met a few here in Aus. too. But I am wondering why us (yanks) get all thrown into one lump.

Guess I am just trying to understand where all the dislike stems from!

    Thanks!
