you will be lucky to BREAK EVEN annually investing in real estate - an investment property requires a MINIMUM 20% down payment and you'll need a lot of extra income ALREADY to qualify for that loan. very unlikely you'll make enough in retirement from it to mean anything and one good sized repair can kill you (like a roof repair or replacement)
