What are our chances of getting a home loan or FHA? 1st time home owners. My credit score is 610, wife's is around 680+ who is co-signing?

What are our chances of getting a home loan or FHA? I work full time and make about 2k a month, and my fiancee does part time work. With FHA loans what kind of places can you find with FHA loans? How much do they loan you with that loan? Also just what amount can we expect if we got a loan of any kind?

First, there are no "co-signers" on a mortgage, there are co-borrowers meaning that both names will be on the deed and both parties will have equal rights and obligations. Next, the amount of your mortgage will depend on your combined annual earnings. You do not provide how much your wife earned on average over the past two years. To figure out an approximation of how much you will be lent, take your gross earnings for the past year, add in your wife's earnings last year and then multiply by three - for example, if you grossed $24K last year ($2K times12) and your wife grossed say $10K, you would have total earnings of $34K - times three means a mortgage of $100K. Add in your minimum 3,5% down payments, and the max house you can afford is about $104,000. Make a bigger down payment and you can afford more house. Don't forget, however, you will also need to have cash for closing costs - probably about 6% - so walking in to that $100,000 house will cost you about $10K in down payment plus closing - this is cash out of pocket - if you don't have it you don't get the house.

Having said all of this, if you have credit card or other bills, you will probably not qualify for the full $100,000 - payments increase your debt to income ratio, which reduces the amount you can borrow (lenders look at your total debt to income including the proposed mortgage and cap it - so the higher the other debt, the lower the mortgage to keep under the limit).

Your best bet is to find a lender and do a pre-approval - this will tell you how much you will be lent, if anything.

Your score is on the low side and there is a reasonable chance you might get one. I have two suggestions for you. You FICO score determines what interest rate you will get for your loan. The higher your score the lower the interest rate, so over 15-30 years a low score will cost you thousands of dollars in extra interest charges. You both would be much better off taking say a year to raise your FICO score into the 700's, which will get you a lower interest rate on your home mortgage. At the same time you could save more money for a larger down payment. Good luck

Don't ignore WHEDA and any VA loan you may qualify for. Both are for first time home buyers.

One thing puzzles me right away. Are you married or do you have a fiance? Are do you have both. There are no co-signers in applying for a mortgage loan. You have a borrower and a co-borrower.

In applying for a FHA mortgage loan both your credit scores are good and would not prevent you from being approved for a FHA mortgage loan.

Buying a house is a step by step process, this is the first step you should take in order to purchase a house is to be pre-approved for a mortgage loan, by contacting a local mortgage lender. The rest of the steps will fall in place, no matter the type of property you are purchasing.

In order to find out the type of loan programs you are qualified for you will have to fill out a loan application, with a mortgage lender, you can find one in your local telephone book.

Make sure this mortgage lender or mortgage banker is able to do government loans such as USDA, FHA and VA loans if you qualify for one. With a VA mortgage loan you are not required to have a down payment, this will save you on closing cost.

You should also get a Good Faith Estimate (GFE) which will indicate the cost you will have to pay for getting this loan. It will also indicate the amount of your down payment.

Once you have found a home the real estate agent will then prepare a contract for you and the seller to sign. Your mortgage broker will now order an appraisal to show proof of the property value.

The mortgage broker might ask for additional information or documentation, don't get all up tight this is normal, just supply the information or find the documents needed.

After the appraisal has been completed you will be called by your mortgage broker to sign your loan docs so you can take possession of your new home.

Before signing any loan docs make sure they say exactly what you and your mortgage broker went over when you decided on what mortgage program was best for you.

You would be required to use a local title company that would make sure there are no additional liens on the property take care of all the legal recording at the county recorder's office. You should be sent a title deed in approximately 14 business days, by the title company used to close your sale transaction.

The down payment of a house would depend on the mortgage loan program you are approved for.

There are many and varied programs available to you than just the conventional mortgage loan, as well as the down payment required of each mortgage program.
