Does anyone know how do a pre-renters screening for free or cheap?

Love your screen name! So many kids you don't know what to do haha! Your best bet is to do a credit check and call their references. Another way to screen is to require a credit card payment for monthly rent and for the security deposit. If someone can qualify for a high credit card limit, then the bank has already "pre-screened" them for you. Just be sure to include in your contract that if the credit card is declined, they must give you a new CC or pay by check on time. A friend of ours goes to the applicant's home with some sort of question, and just asks to see their vacuum. He says he knows immediately, if they don't own a vacuum, they won't take care of his place!
