I am owner who need feedback about section 8-Phoenix, AZ?

I own a house in Phoenix, AZ the house is for sale. Its acutely a duplex it has been on the market for 5.5 months and its still not sold, the market is soft and the buyers are coming with unheard demands. So I decided to rent the house in the mean time and the house will be on the market for sale. I want to have a month to month rental agreement with 30 days notice. I got some people who applied buy they are section 8, I called the city and I was told that I need to sign one year. Please let me know if you had experience bad or good with tenants with section 8. Thanks

    I wouldn't touch section 8 with a ten foot pole. Yes, you do get your rent promptly, but they have lots of requirements for the owners of the property, and there is the problem of the condition of the property when they move out. I have never had good luck with section 8.
