Will someone please compare and contrast the pros and cons of being a real estate agent versus an appraiser?
I'm considering a career change. Is the income roughly the same? Would I start out making a reasonable income as an appraiser, or is there some sort of apprenticeship period when not much income is earned? Is it possible to be a real estate agent part time, or would most companies expect full time work when you first start?

Pros - R.E. agent:
Big sales commissions -- maybe you'll get rich
Flexible hours - part time a possibility
Cons - R.E. agent
income depends on self-motivation
Much of time spent may not yield results
Can screw up a deal and get sued
Must deal with all kinds of people, regularly, and be nice!
Pros - Appraiser
Steady work & steady pay once you get in
Flexibile hours
Autonomy - work on your own, write up your appraisal
No need to deal with many people directly
Many web-based forums to bid on future work
Cons - Appraiser
Probably won't get rich unless you move up and manage others
Negative consequences associated with bad appraisals

I would determine what type of lifestyle you are looking for. If you want to spend more quality time with the family, and make a pretty good income without all the super ups and downs, I would become an appraiser. If you are willing to pay your dues and work lots of hours, you would probably end up making more money being an agent.
In the current real estate market it will be difficult to get started in either area. If you are super motivated and are positive you can sell yourself as well as properties, then at least you have that going for you and you should excel in either field.
It might be easier to become an agent, but will be near impossible to get listings. Most new agents I know sell 1 or 2 houses a month at an average 1-2% commission. New appraiser make much less because you have to work under a trainer for about a year.
But I love the near stress free atmosphere of being an appraiser. If I get too busy, I give work to other appraisers for a 25% cut, if other get busy, they do the same with me. It is all good!!! Check out my page on how to become an appraiser if you want some ideas.
