Help! Need Advice about Buying 2 bedroom NYC co-op?

I want to buy a 2 bedroom co-op in Queens but don't know if I can afford it. I make about $52K a year and have saved enough for the down payment, but don't know how much the maintenance and mortgage payments would be on a $300K apartment.

My friend and current roommate says she'd sublet a room, paying about $800 a month. Would this be enough to cover my expenses, or should I just look into a 1 bedroom instead?

P.S. I'm so confused about why the monthly maintenance costs differ from co-op to co-op. Please help!! Thanks

    In the first place that 52 k is not guaranteed. Best to look other places for something you can afford. Our daughter lives in Florida and recently purchased a 1 bedroom condo, but she is single with no intentions of getting married and lives by her self. Doesn't have to put up with a room mate as they come and go. There are mortgage programs on the Internet that can answer the problem of how much you mortgage payment would be.
