First Time Home Buyer Programs. Where can I find them?

Sonoma County California.

I've been told, since I'm a potential 'first time home buyer' that I can get a great deal via a 'program'. However, it appears easier to buy crack on a street corner than to get any details. Anyone?

    Read no further Nation wide program

    The absolute best program for ALL homebuyers is NACA. I know at least 6-10 people that have bought homes through them, at least 4 were lawyers that investigated and read and reresearched NACA before signing up. Back in the 70's NACA sued Ford and some other predatory lenders for charging 25% interest rates. They won like 3 trillion dollars. The stipulation was that the money had to put back into the community in the form of home buying progams.

    No joke. I swear I dont work from them. I havent even gone through yet. You can only hold title in one house at a time. When I sell my house, I'm going through.

    Now be warned. They dont do the best writing. When you read the site, it can be misleading. Pick your area. In Los Angeles it might say that you have earn under a certain amount of money. Then it will say, UNLESS you live within a certain area. In Los Angeles, that certain area is LOS ANGELES COUNTY. That means you can live darn near anywere and make darn near any amount.

    Now they are a little corny. You have to go to an informational meeting. You also have to pay $50 a month into THE FUND. If you ever need help paying your mortage, you can go before other naca homeowners and ask them to pay your rent. The fifty dollars is nothing compared to what you save on closing costs, down payment and with the reduced interest rate. Check it out, its awesome. At move in you only have to pay your taxes )which you woul have to pay one a normal mortgage anyway. My friend got her 300,000 house and only paid $1300 out of pocket. TOTAL

    OH YEAH, AND, you dont have to buy a house. They'll help you get a commercial property. In otherwords, you can get a 4 unit building and live in one unit, earning income from the others.

    There are many first time home buyers programs available. You may start by calling the city Housing Office in your city or the county housing office in the county in which you reside.

    If these offices don't have the programs you are seeking they will be able to tell you what agency in their jurisdiction has them.

    Once you have located the first time home buyers program and who operate it, that agency normally have a list of lenders, banks, mortgage brokers or institutions that are authorize to administer the program. These agencies are normally listed on a pamphlet.

    You are required to use one of these companies that have been contracted by the city or county.
