What's Best Way to Sell a Nice House in Florida?

I have a great "normal" home (as opposed to a "trophy" or "starter" house) in Florida, and I'm trying to sell it myself. I have it on craigslist (Orlando area) and kernestates.com, but I understand a private seller can put a house on mls also.

Forbes says the nearby town is #4 to move TO, unlike most of Florida, so it should go, as it's priced below Zillow (which has it listed with fewer baths and bedrooms).

Any advice you have to get more inquiries, or how to get it listed in mls (or other -- ideas?), would be great. I'll go with a realtor as a last resort, but I'd like to try on my own, first.

    Zillow I have found is way off on value, you shouldn't go by what zillow states. Also as in your experience Zillow's property info. is often incorrect. It's great for aerial photography though & bird's eye views.

    Ask a real estate agent to do some comparables for you, they'll do it, if they think they have a shot at ultimately listing your home. Make sure you are priced RIGHT

    I cannot stress that enough. It doesn't matter if you have a normal house, starter house, trophy house, Palm Beach super deluxe mansion, or a disgusting smelly fixer upper with orange shag carpet.

    If it's not priced right it WILL NOT SELL, no matter how much advertising you do. You can go with discount realty companies but you will still have to offer the "going rate" for buyer's agents to even bother to show your home. You would need to offer a MINIMUM of 2.5%.

    try owners.com or forsalebyowner.com as well, take GOOD light pictures, nor dark looking rooms. Become one with the saturation tool that comes w/ most dig. camera softwares, make all the colors of your home stand out to the best of their ability.

    I'm in the same position. Right now the market is in a complete stop because people are waiting on Property Tax Reform and the New Hurricane Wind Insurance Rates to go into effect. Some Real Estate Agents are now offering 4% commission...these are desperate times in our State. Like they said above, Zillow estimates are not dependable on comparable or giving the real value of your house. Even the real estate agent is having a tough time to find comparable since the market is softer. They have to rely also on the real actual cost of construction and material. But beware they won't say that to you because for the past year they haven't sold anything that is over 300K. Personally, I do not believe in those MLS flat rate...I do think it's a scam to make some money. I will continue to do my own advertising with Craiglists, Google Base, Msn, Yahoo, Realado.com and newspapers in Fla and of course, will keep my big sign For Sale By Owner with leaflets information ready at all time. If it start to move again and it will...Better be ready.. and Best of Luck!

    A private seller cannot put a house on the MLS in my area.

    I have also found that Zillow is way off in housing values.

    Price is a very important factor, if your house is not getting shown and you are actively marketing it, you are too high. If it is getting shown and no offers, your house isn't competitive at your price point.

    How are your pictures? Internet users looking for property state they make a decision whether to consider a house within a few seconds of looking at the pictures. Have a trusted friend give their feedback on your advertising and give constructive criticism. Also, you may want to have your house staged. This may mean packing up your treasures and painting, but I have seen home stagers take a house from ho-hum to wow with some inexpensive changes.

    You can put it in mls, but you will have to offer a buyers broker compensation. Most likely 2.5% or greater to get agents to show it. It is obvious when a fsbo is in mls, and agents avoid showing them like the plague. Most wont admit it though. I would suggest you just hire a Realtor, as you have found out selling property is not as easy as one thinks.

    It fairly relies upon on what section...We had our residing house(Delray sea coast) for sale considering the fact that July 2006 w/ a Realtor no bites. then tried the 5 day sale and were given some bites yet a touch below what we wished. tried the MLS for 100 and fifty greenbacks it bought in a week in November 2006 Thank God. fixing the interest sores and observing that prepare promote your residing house become sturdy suggestion.
