Renting room, sharing kitchen with owner in Toronto, Ontario. What are my rights?

I see from a little searching on the internet that I am not covered under the Residential Tenancies Act because I share a kitchen with the owner. I also see that the owner can impose rules, and evict me with little or no notice. Great.

Do I have any rights? I signed a 1 year lease agreement document. Is the owner not bound by that then? Am I? If the owner imposes rules that have not been previously discussed, and I do not wish to abide by them, what then? Can I leave before the term of the agreement is up? If the owner does evict me, do they have to refund any rent I've paid (ie the final month's rent, damage deposit, rest of the current month)?

    your have the right to pay your rent, clean your mess, and act like you dont exist.......and no, you dont get a refund, for rent paid an used up.

    You are bound by the terms of the lease agreement.

    The landlord must legally evict you which does require ground that will stand up in a court of law, ie, you disregard the terms of the lease agreement.

    You are entitled to last month rent back if evicted,providing the landlord cannot legitimately claim damages up to or in excess of the rental deposit however if you break the lease you are not. The eviction process can take anywhere from 30-90 days, your best bet is to only pay rent for the time you will use. If the landlord constructively evicts you (changes the locks or denies you access) you will have ground to file a a claim.

    Read over the terms of your lease thoroughly. Understand what restrictions there are on kitchen use and what your rights are within the lease. However since you did sign it you are legally bound to it.

    Legally in Ontario you do not give a damage deposit. It is up to the landlord to pursue you for damages.
