As stated, the most common selling point of a belt drive unit is its level of quietness - especially with living space overhead. Here's something else to keep in mind - belt drive openers (depending on the model/brand you select) will sometimes have a little bit better warranties than chain driven. For example, we are an authorized LiftMaster dealer - some LiftMaster chain driven units have a four year warranty on the motor itself (one year on all other components) while the belt driven units have a lifetime warranty on the motor and the belt.

Also, I agree with what was mentioned earlier - stay away from screw drives. Three or four years down the road and they tend to begin skipping and rattling - especially on larger doors.

chain or belt, either one will last as long as the other, the belt is quieter, just depends on the set up of your situation, if you have a garage under your house, id go with a belt drive, but if it is a detached garage then run with the chain drive. The belt is more pricier than the chain. So basically how much money you have to spend? and personally, stay away from the screw drive operators, they get noisy and messy after a while......check out the features of the operators before deciding on which one you want......

A belt-drive opener is a lot quieter than a chain-drive opener, and is recommended for garages that are under living spaces. But, the belt will eventually have to be replaced (like any kind of drive belt in machinery).

A chain-drive mechanism is noisier, but you don't have to replace the chain.

I would go with a liftmaster belt drive. Or if your wallet lets you a jackshaft. screwdrives are awful!
