In your local paper I would place an ad similar to. "stop foreclosure Now" and come up with your pitch to try to take over payments etc. This may result in a simple assumption of the other persons mortgage and all you have to do is take over payments and if you want to feel a little better than offer the family facing forclosure a small amount to move. Some folks don't want the foreclosure on their credit and are just looking for a way out. This certainly beats coming up with 40 or 50,000.00 immediately.I've done this in the past. Otherwise I would just search the net like everything else these days. Hope this helps good luck and always remember location-location-location.

Find a local Realtor that you can be comfortable with and let them help you. They have all the tools available to search all homes, not just foreclosures. One thing to remember about foreclosures, though. If someone can't pay their mortgage they usually can't afford to make repairs to the property either. Sometimes you can find just as good of a deal from a private seller. If the price is just a little more and you don't have to do any repairs to make the place livable you may be better off.

I can provide lists for you but you have to realize that you would be "just another grain of sand on the beach" since everyone is looking for a "great deal".
What you need is a Real Estate person that knows what to look for on behalf of your needs.

Good finance question! I know of an organization that gives up to $1500 to people to help them with their rent or mortgage. It's available in most US cities, I highly suggest you check it out.

Find a realtor. Nowadas, the MLS is LOADED with nothing but short sale and foreclosed properties. Not hard to find at all.
