home for sale by owner questions?

ok. the wife and i are selling or 1000 sq' house to relocate a little closer to my daughter and to a 1500 sq' house. we have a bid accepted on the new house, but are trying to do the "BY OWNER" thing on ours. what are the best ways to advertise our house w/o breaking the bank? we have craigslist and a local 4sale website, and a sign in the yard and signs by our 2 roads. any other ideas w/o a realtor involved? we should be priced in the lower end of what comparable homes are selling for currently. any help GREATLY appreciated.

    2 FABULOUS & FREE sites I use for our listings are:

    Postlets.com - You upload photos, features & property description. The site generates a spiffy looking e-flyer & posts your ad to a dozen or so real estate classified sites. (Kijiji, LiveDeal, etc.) You also get the html code to post in a Craigslist ad. You can upgrade to a Postlets Plus for measly $5. Here's one of mine so you can see what the ads look like http://www.postlets.com/res/330694

    Zillow.com - Enter your address, then when it comes up on the list "Claim My Home". Add info, features, photos, etc. Then set your "Make Me Move" price.

    nothing is selling right now and with mortgages impossible to get unless you are willing to sell for about half of value... buyers are not out there
