what if I'm not on the lease?

Ok We Moved Into A 4-plex About 5 Months Ago. we pay our rent to a place called havasu vacation rentals. well about a month ago we got a new landlord. so now we direct deposit our money into a bank account. We never got a new lease. he has a matinence man that comes and talks to us when were late but theres nothing that states we have to pay anymore. what do we do

not to mention the landlord lives in California and we have never even spoke to him. just his matinence man

but we dont pay the people from the lease anymore. we pay someone outta state

our rent was raided by 50$

    1st - You still have to pay your rent. This obligation just switches to the new owner when the old owner sells.

    2nd - If you were on a month to month contract then your rent can be raised with a 30 day notice.

    3rd - If you had a long term lease then they can't change your rent until that lease expires (at which time you become a month to month tenant or will sign a new lease).

    If the new owner violates one of the things above your first recourse is to discuss with the new owner, if that does not work sue for damages.

    When rental property pass from one owner to the next all the terms of the current leases continue with the new owner. This is just as much for your benefit. Think of it this way, what would you do if a new owner took over and immediately raised your rent by $100 a month? The lease protects you from the new owner changing any term of the agreement you already had. At the end of the leasing period, however, everything could change.

    The original rental agreement that you signed when you moved in still applies. It survives the sale of the property. Both you and the landlord must honor the agreement.

    By the way, your maintenance man also sounds like the property manager. You should ask him if he is the manager. If not then you need the address of the owner for contact purposes.

    If you signed a long term lease, say 1 year, then the new owner cannot raise rents until the expiration of the lease. You forgot to mention the term of your lease.

    You should have been give instructions on where to send your lease payment and to whom. I assume those instructions were correct.

    At the closing, your lease was transferred to the new owner, so your don't need a new lease. All the terms and conditions transferred over and are still enforceable. You still have to pay the rent on time and in full. It is very common to have a landlord/owner live out of state and have a maintenance person or management company run their buildings.

    EDIT: If you have a one year lease, and it hasn't expired, they can not raise your rent $50.00. If you have a month to month lease, they can.
