In Ca., is it the renters responsibility to pay for the apartment to be painted?

I thought when I vacate the unit after 2 years, the manager has to paint for new tenant anyway. Perhaps there is a time limit? Where can I find this info?

    3. Repainting walls

    One approach for determining the amount that the landlord can deduct from the tenant's security deposit for repainting, when repainting is necessary, is based on the length of the tenant's stay in the rental unit. This approach assumes that interior paint has a two-year life. (Some landlords assume that interior paint has a life of three years or more.)

    Length of Stay Paint Deduction Table

    Less than 6 months..... full cost

    6 months to 1 year.....two-thirds of cost

    1 year to 2 years......one-third of cost

    2 or more years...........no deduction

    Using this approach, if the tenant lived in the rental unit for two years or more, the tenant could not be charged for any repainting costs, no matter how dirty the walls were.

    LLs are NOT required to paint apartment. Frequently LLs paint an apartment before new tenants move in, but they are NOT required to do so, and may not do so after every tenant moves out. If a tenant damages the paint job with tape, crayons, furniture scrapes, excessive holes, etc. then the tenant may be responsible for the cost of the paintjob. If a tenant requests painting prior to renting and LL agrees, LL typically bears the cost. If tenant requests painting after being in apartment, that must be negotiated between LL and tenant and LL has no obligation to paint or pay for paint. Some LLs permit tenants to paint, but require they return property to their colors when moving out.

    It depends if the place needs to be painted because of something you did.

    For example, if you left marks on the walls, etc then you will need to pay for a repainting. If there were holes that needed to be patched or if there were lots of patches that you did yourself then the place needs to be painted because of something you've done. If it needs to be painted because of you then yes, you need to pay for paining.

    if the landlord simply wants to repaint between tenants and the current paint is in perfectly good condition then no, you don't need to pay for the painting....unless...you agreed to a new paint job in your lease.

    There is no requirement anywhere that the landlord needs to repaint in a given period. They can choose to do it or not and it is at their expense. However, if you caused any sort of marks or damage to the walls that they would need to paint over, then they could charge you for it.
