Can I take my refrigerator when my house forecloses?

My 90 days are almost up and I'm wondering what appliances I need to buy for my rental home. When we bought this house - the stove and refrigerator were already here - so does that mean we have to leave them when we leave? I figured we would have to... but i'm just making sure. Thanks!

If they were there when you bought the home then they are part of the loan. The appraiser included these items in the appraisal when you bought the home and they are noted in the appraisal, so the lender knows.

Normal is not always what is required. Even if in your area these items are normally left does not mean they must be left. When you sell a house the unattached stove and refrigerator are written into the contract if they are to be left. A build in stove is attached and would therefore be part of the house. So yes, if you only need to unplug them to remove them they can be taken, they are not part of the house.

When you bought your house, the appraiser was there and listed all the property that was included, so the bank does know about the appliances.

Most likely your new rental will have a refrigerator. It probably is not worth the hassle.

They are NOT fixtures and are probably NOT mentioned in the mortgage, although in the real estate contract which was used to get the mortgage. Probably can take them without consequences, but no guarantees.

Anything that is attached must stay at the house.

Technically the stove and fridge are not attached.

I would take them first and ask questions later.

unless the appliances are written into your mortgage it looks good to me.

I'm pretty sure you can take anything you want besides it's your house and if they didn't go in there to inspect to see what there then they can only "assume" that you didn't have it. Get me?
