Only Lender's Title Insurance would have to be bought, not Owner's Title. You should be able to get a re-issue rate. I have never seen more than a few dollars difference from one title insurance company to another. Not sure what the other poster was talking about. Huge difference in Home Owner's Insurance, yes. Title Insurance, no.

Yes, because the old title insurance attaches to the old lien. Sometimes if you go with the same title insurance company, they will give you a discount. Also,the title insurance company is your choice, so be sure to shop around, you can actually save hundreds of dollars by choosing correctly.
