Apartment complex wont accept partial payment with rental assistance check guarenteed. Legal?

We live in petaluma, CA and we have falled upon hard times (husband was layed off), and we have applied for rental assistance through PPS (petaluma people services), and they have agreed to pay $900 of our rent, in which we pay $400. Our apartment complex however will not accept a partial payment (our part, $400) with the rest of the rent, $900, guaranteed to be payed within 5 days. THey are telling us its the full payment on time or nothing. And yet, they let our neighbors and other people we know make partial payements and such who dont even have rental assistance. Is this at all legal???

    well thats about stupid if you walked in there with $200 cash and the rest in a money order they would take it. You need to sit down and write them a letter stating you don't understand why they won't accept your $400 cash and the other payment since it would be for the Full amount of the rent. Send it Certified Mail Return Receipt Requested. Also check out www.dca.ca.gov for anything that might help you.

    Honestly it has to do with Section 8 housing and/or housing assistance. They are always late on making payments and the tenant rarely ever takes care of the property in which they pay little to nothing. So landlords just don't accept rental assistance anymore. I myself manage in Los Angeles and don't accept section 8 because the tenant just treats the place like ****. It legal because just like a business they have a right to to deny business.

    It is not only legal, they NEVER have to accept public assistance checks.

    Your little cash cow you are bleeding should have made sure this was OK with the landlord before they decided to support you.

    Bring in both checks at the same time if this is their only issue.

    Personally it sounds like they would like you to be living elsewhere.

    Yes, 100% legal..and let me tell you why.

    Let's say I'm your landlord..if I take a partial payment and I never see the balance, I can't even file for an eviction against you that month because the court will say I got paid and I "Negotiated" the rent.

    That is why LL's don't take partial payments.

    You DO NOT know what your neighbors are really doing...you only know the stories that they tell you.
