My sister is interested in buying a property that has been on the market since April 2007....?
which was before Home Information Packs became compulsory (UK). As the property is still on the market, are the sellers obliged to supply the HIP? Was there a date after which all properties needed to have HIPs? I can't seem to find a straight answer anywhere online! xx
Hi Johnathan, yes according to the estate agent that it when it went on the market and it hasn't been taken off the market during that time - makes me think there must be something wrong with it.....

Has the property really been on the market for 22 months solid? That's a very long time by any standard!
As I understand, any property that was put on the market before HIPs became mandatory (August 2007, I believe, though it depends on what type of property it is, as the Government phased in HIPs for 1 and 2 bedroom properties at a later date, November 2007 I think) would not have to supply it.
I would suppose if the vendor has never taken the property off the market within this time, they would not be required to supply a HIP. However, if they have ever took it off the market and put it back on again after either of these dates, they would have to provide one.
You need to find this out from the estate agent, I'm sure they'll be willing to volunteer this kind of information.

Hi. Yeh the HIP's are for the sale of a home and not from the date they went on the market. This will need to be provided to your sister. x
