Is a roomshare subject to tenant laws?

We are in the process of taking in a roomate. We own our house, and are renting a spare bedroom. Is the agreement subject to traditional landlord/tenant laws, or do they not apply in this situation?

One point in particular is that I would like to reserve the right to inspect the condition of our property at any time.

    In the US..yes, the same law will apply to a roommate situation. Understand though, that you can no include in your lease a clause that goes against state laws. Most states require that you have a right to inspect with proper notice. You can not take away that right within your lease.

    They do not apply in this situation. The closest thing you can get to that is by going to a notery proffesional. I also have my house I am renting in Plano Texas and have my friend from California who just moved in with her kids and it's all done by verbal agreements. Sad really but it's the best you can do unless you are the land lord.
