rent deposit not returned in full?
what do i do if my deposit is not fully refunded even though the house was immaculate? i have heard that this lady does this but, i couldn't believe it until i got a response from my final email to her. i was very nice, left the house cleaned and returned the key to her drop box on her property, (paid in full up to the last day!!). i sent an email letting her know (again) that the house is super clean and ready for inspection. she replied with she cannot believe the way i treated her. she has NEVER been treated like that in the forty years that she has been renting properties. no one has even come this close to treating her this badly. looks like she is trying to take my deposit to me. what do you think?

She can not keep your deposit because you have poor social skills. If she can not justify the deductions you have to take her to court. If she starts babbling about what a b---- you are the judge is going to give the whole thing back to you.

presuming you had a lease, I am curious about what it said
regarding EXIT inspection. By law, a LL must be available to
inspect a unit the day a TENANT leaves and then just to accept
the keys from the tenant. If she did not give you the option
of an exit walk-through, and you are in the US, you have
an automatic claim against her.

Ignore how she feels she has been treated; that is a con job.

So you are asking a question on something that hasn't happened yet? So you really don't know if you are getting your deposit back or not?
Hopefully you took pictures of the place before you left?
She will have to itemize any deductions to your deposit.

First of all I would remind her that you have a copy of your rental agreement and that by law she's entitled to return your deposit.
Secondly I would call a real estate broker in your area to help out, they can be as useful as an attorney in this situation and if you could get them to call on your behalf to your landlord you will probably have good success without having to file a small claim suit.
Your last resort would be to politely remind her your entitled to your deposit and that you are willing to file a claim against her if it comes down to it.

Treated her like what? Is she upset that you want your full deposit back? There is no reason you shouldn't get it back unless you left unpaid bills or a couple stains or something.........
Is she keeping the whole deposit or just a part of it?
I would ask for legal advice.

Your only option is small claims court. You would need to prove that her deductions are not warranted....she needs to prove that they are.
