How do I get the stupid apartment office to replace my dishwasher?

It sounds like a Harley and wouldn't know how to clean if if had instructions. They keep telling me nothing is wrong with it.

    The first thing to do is read your lease. The lease should spell out exactly what he is and is not responsible for, and how long he has to correct problems. Make sure you document everything you can, including each time you contacted him. Your next step may depend on the laws in your state/city. You might look for low cost or free legal advice about how the laws in your region treat such cases. I lived in one city where the tenant was usually favored, but later moved to a new city where the opposite was true. You likely will need to send the landlord a registered letter telling him he is in violation of the terms of the lease, and inform him has 30 days from receipt to either resolve the problem or you will take action (but check with a lawyer before you send the letter). If you don't have a written lease, you may be SOL. Edit - Do not stop paying your rent or take any actions to fix the problem yourself until you have spoken to an attorney in your area.

    TGR 1013 had a wonderful idea.

    It sounds like the pump is working over time and you don't want to blow a seal or the pump.

    I'm thinking Drano might be a bit much for something so delicate.

    If the white vinegar doesn't do it you might want to step it up with something stronger.

    I enjoy fixing things It's a hobby for this one.

    heres an easy answer:

    do u have some kind of kid insurance with the place? something that is like a replacement plan u could buy from somewhere like best buy?

    if yes, then 'turn ur back' and find ur kid jumping on the open door or doing somehing else to damage it so replacement is the only answer. yes, im evil for a reason! ;)

    I went through the same thing and they wouldn't help me either. They finally got tired of me asking for help so they suggested I look for a new dishwasher on e-harmony.

    keep writing them letters w/mailing them certified so you have receipt of someone receiving them. It takes offices like that forever and ever to replace a light bulb, let alone a major appliance.

    Don't withhold rent if they don't fix it. Legally, you can't and you'll just be setting yourself up for something you do not want.

    Write a letter to the main office and to the owner of the apartment complex... letters are stronger than talking on the phone... and keep a copy of the letter for yourself... make sure to be polite but demanding... hope this helps

    If they refuse to fix or replace the dishwasher, you are within your rights to call for service yourself and deduct the cost from your rent. Call your state housing agency for specific details on how to proceed.

    Tell them you will replace the dishwasher yourself and deduct the cost from your rent.
