what do i do landlord wont fix things?

okay i told her back in 2007 about my roof leaking and she sent a insurance agent out in 2009 to look at it he told her all that needed replaced like the roof the ceilings the walls in the bathroom and the rug in the back room her nephew came out to fix the roof and the ceilings but he only fixed part of the ceilings and did nothing else and was very unprofessional he brought his 4 young kids to help him but they just seemed more in the way, and now the ceiling is leaking again were he was suppose to fix it, i live in pa and want to know my rights for getting her to get fixed what needs to be done all of it i have to kids that i cant let in the back room cause the rug is nasty from all the water that has leaked on it

    You've been there for years. My immediate thought is for you to move. Your lease should be up and you should be on a month to month tenancy. Give your 30 days notice and get the hell out of there to someplace better.

    If you really want to stay there, clearly document what the issues are in a letter to the landlord. Include photographs and references to how long it's been a problem. Sign it, Date it and send it Certified Mail Return Receipt. Tell the landlord you expect all repairs to be made within X number of days or weeks after receipt of letter, otherwise you'll be forced to move, and they'll have to make the repairs anyway in order to rent it out again.

    google "PA tenants rights". That will tell you both your rights and how to enforce those rights.

    Laws very from state to state so it's hard to answer you for those of us that don't live in PA.
