House I am renting in NY was sold and the new owner just came in and said - "hey, you got thirty days?

We signed a one year lease with the previous owner and nowhere in our lease is their any clause that if the house is sold, the lease is void. Help? Can he really tell us to get out without any sort of compensation?

Update:

It doesn't specify anything about notice. The new owner is just saying the lease is void.

    They cannot do that. Your lease goes with the property and the new owner is required to honor it.

    EDIT: They are wrong. Your lease is NOT void.

    The time varies from country to country, but the owner can give you notice that you need to move out, and without compensation. But usually there's a reason for the action. Check your lease for the clauses on how it can be broken (it doesn't matter if there isn't one about the house being sold).

    The previous owner should have informed you before the house was sold that this was a possibility. Also, tenanted places usually have the lease transferred to the new owners unless the agreement states that it most be unoccupied. In such cases, the previous owner must ensure the lease is ended before the settlement date. If so, it's the previous owner you need to deal with for things like compensation

    He cannot force you to move out without compensating you for the months left on the lease. Even then, he would need to go to court to file eviction processes. In the meantime, pay the new owner his rent to avoid further problems.

    If you have a valid and binding one year lease, you are safe

    Your lease transfers from first owner to new owner, along with security deposit

    The Lease is not VOID

    The new owner is uninformed, or hoping you are

    You might be able to work out a deal with new owner to buy you out of your lease. . . .give you moving money and immediate return of deposit upon moving out

    the fact you had a contract with the old owner is not the new owners problem at all. Now call the old owner and get your deposits back and get some moving expenses as well but you must vacate

    I smell a lawsuit if you have a signed contract stating he has to give you more notice. Otherwise happy house hunting.

    Yes he can. This person did not sign your lease and owes you nothing. Sue the person who signed the lease
