Step 1 Turn off the water at the valve where it comes out of the wall and flush the toilet a couple of times to remove as much of the water in the tank and bowl as possible. There will still be a little water left in the tank, which you can soak up with an old towel or large sponge.
Step 2 Unbolt the water supply line. There will be either a wing nut or a bolt. You will probably want to replace the old water supply line as long as everything else is being replaced. If so, simply remove it from the wall and leave the line attached to the tank.
Step 3 Remove the bolts that attach the tank to the bowl. There are usually two bolts, and there is a good chance these have been corroded and stuck with rust and hard water deposits. If this is the case, use penetrating oil to help loosen the bolts. Lift the entire tank from the bowl and set it aside.
Step 4 Remove the bowl. Either two or four bolts will be holding your toilet bowl to the floor, and they are usually covered by plastic caps. Pry the caps off with your screwdriver and unfasten the bolts. Again, if they are corroded soak them in penetrating oil for several minutes before unbolting. The toilet bowl is heavy and will have sticky residue from the wax ring at the base. You may need help getting it outside, but if you are placing it on the floor inside have some newspaper handy so the residue doesn't stick to the flooring. The tank might have to be jiggled or rocked to get it unstuck from the wax ring. Be careful as there will still be some water trapped in the j-trap in the toilet bowl and this will spill out when the toilet is tilted.
Step 5 Stuff an old towel in the hole in the floor so you don't accidentally drop anything down there, unless you are immediately installing a new toilet. There will be a metal gasket at the floor, underneath the wax ring. Unless this is broken it doesn't have to be replaced, but you do want to get the wax residue off. Use the putty knife to scrape away as much as possible. Clean the surrounding floor completely.
Step 6 Set the new toilet bowl on its side or upside down to attach the wax ring. Set it on an old towel or rug to prevent scratches or damage. The wax ring will come with installation instructions. Since it is pliable wax, it will be too stiff to properly fit onto the toilet base if it is very cold so let it warm up to room temperature first.
Step 7 Carefully fit the toilet bowl over the waste drain hole and rock it gently to seat the wax ring. Tighten down the bolts. Each toilet assembly will come with directions specific to its design, so refer to those as well.
Step 8 Attach the new water supply line to the wall and tank. Turn the water back on at the supply valve and watch carefully for any leaks. Flush it a few times for good measure. You're done: Toilets are simple and well designed so you should not have any leaks.
Tips & Warnings
Measure first to ensure that your new toilet will fit over the waste drain hole without being too close to or too far from the wall. Most are fairly standard dimensions but this is an important step, especially if you have an older home with smaller bathrooms. Is there an unpainted area where the old toilet tank used to be? Take the opportunity to repaint that area, or the entire wall, before installing the new toilet.

1) Shut off the water supply to the commode. It should be next to the bottom of the tank on the back of the toilet. Disconnect the water supply line from the toilet tank.
2) flush the toilet.
3) get a wrench and loosen, then remove the nuts that hold the toilet to the floor
4) Carefully rock the toilet to break the wax seal under the toilet and remove the toilet.
5) scrape off the old wax seal
6) place a new wax sealing ring (AKA Johnny ring) onto the opening in the floor, just like the old one was placed
7) Set the new toilet onto the 2 bolts that align the toilet to the wax ring - note: you should follow the included instructions with the toilet on how to assemble the toilet tank, fill valve, and attach the tank to the bowl.
8) put the nuts back onto the bolts and tighten evenly. Do not over tighten! just a little snug.
9) sit on the toilet to compress the wax ring. Gently rock side to side a very little.
10) snug the nuts once more. repeat step 9 & 10 if necessary so the toilet doesn't rock back and forth
11) reconnect the water supply line to the toilet tank and turn the water back on. Check for leaks.
12) after toilet fills, flush it to make sure everything is working.

Turn the water inlet valve off (all the way to the right); Then flush the commode while holding the lever down until all the water is out of the top tank. Then take the nuts off the two bolts located next to the floor on both sides of the commode; Then undo the water inlet line connected to the bottom of the top tank (provided you have towels laid down); Then have someone help you lift the whole commode up and place it in the bath tub temporarally in case you wanna take it apart or get the remaining water out. Then scrape up all the old wax off the floor and stand the bolts straight up. Place the new wax ring on the bottom of the new commode. Have someone help you pick up and set the commode directly down over the hole making sure the rubber seal sets down in it. And making sure the two bolts go through the designated spots. replace the nuts on the bolts and fasten back down using the provided washers with the new wax ring. Dont crack the porcelan. Install a new flush assy. connect a new water line up to the tank, and then turn the water back on.

1. First, decide whether you want a low or high sitting commode.
2. Purchase same plus the following if it does not included with new commode:
Flex steel braided hose
Fill control valve
Flapper valve with chain
Fill tube
Wax ring
Set of brass tie down bolts
3. Turn off house water as valve at commode does not always turn off completely
4. Flush commode to get rid of water
5. Sponge out any remaining water in tank
6. Sponge out any remaining water in bowel (Do wear rubber cloves)
7. Disconnect commode water line
8. Remove nuts from tie down bolts
9. Commode should now be free and can be removed (Note: if you're not strong enough to pick the whole thing up then disconnect the tank from the commode.)
10. Set removed commode out of the way. Remember they break easy so don't bang it against sharp objects.
11. Using a putty knife remove old wax ring from sewer pipe
12. Install new wax ring
13. Install new commode (If items in 2 above are not installed make sure they are installed before sitting commode in place)
14. Install new tie down bolts ( Do NOT over tighten as you can break the commode) and tighten same. (Don't forget the bolt covers)
15. Install new water hose and connect to tank input.
14. Turn house water back on.
15. Turn water on at tank and fill same.
16. Flush and test for leaks.
17. Go get a nice cold one out of the frig, sit back and accept praises (gracefully of course) from better half.....

I agree with Fuzzy and Tex. I will and 1 thing to the other answers though, If you do it yourself, use a nut driver while tightening down the bowl to floor connectiong bolts. I have replaced so many replaced toilets that have been over tightened and have cracked, I have to bite my tongue, not to laugh.

Call a plumber. That's about detailed as it needs to be. If you can't get enough instructions from the sales person or the installation procedures then you probably shouldn't be trying to do it yourself!!!!!!!!
