Co-sign a Mortgage Loan for boyfriend w/o my name on the property?

My fiance ask me a few months ago to co-sign his property for him. At first I though it's not a bad idea since we are getting marry next year. However, we have been fighting alot lately and makes me feel insecure about the engagement.

I have changed my feelings for him and I am not sure if he is the guy I really want to marry.

Last night I back out and said I no longer want to co-sign for him. He said I don’t help him in a calm way but he try to remind me how he is nice to me all the time. Do the little things for me.

So I told him it would be wise to ask his parents to help him. I shouldn’t take such a big risk before we get married unless he put my name on his property since we are getting married anyways. My point is that he ask me to co-sign so why can’t I ask him to put my name on the property to protect myself if anything happens. This incident make me realizes how selfish he is. We have been talking about sharing everything after we get married and how it clearly shows me he is not willing to share his property with me. Even if he ask me to co-sign the property for him!

    no way!!

    Especially the way you guys are planning on doing it.

    Cosigning on the loan but not being on the property deed is th worst way you can do this.

    That means you would be financially liable but would not officially be an owner of the property. That's having all the risk w/ no benefit at all.

    And for him to not be willing to put you on the property is a huge red flag.

    Don't go through with this.

    There is such a thing as a co-signer on a mortgage. I just closed an FHA loan for a client. Her mother co-signed. That means she is obligated on the mortgage. However, she did not want to be on the deed. This was legal & can be done. A co-borrower would be on both the mortgage & the deed. You can get your name added to the deed after closing. If I were you, I would insist. Since the in-laws are on the deed you would not automatically have marital rights to the property. I doubt the in-laws would do a Quit Claim Deed. They would be obligated on the payment but have no interest in the property. It does not make good business sense. Getting your name on the deed makes good business sense for you.

    If you are having doubts about marrying the guy, do NOT co-sign for him. You should only co-sign for someone you trust 100% without a doubt (and sometimes not even then). Co-signing the loan for him will make you financially responsible for the mortgage if he defaults. From the sound of it, he may not be trustworthy.

    Also, realize that if you do co-sign the loan, your name will be on the property deed as well regardless of whether he wants you to be or not.

    Stop... don't co sign anything until you are legally married and definitely get your name on the title of the property at any time. A mortgage is just the LOAN on the property, which if he defaults on payment, you would be equally responsible for. It could kill your chances of getting a loan in the future. At least if you have your name on the property title (deed or trust) he defaults, you sell, you get 1/2 of the proceeds, if there is any.

    Run, do not walk, far far away from this jerk and this situation. DO NOT jeopardize your future by co-signing anything with someone you are not married to.
