could I rent to just college students?

I was thinking of buying a rental property in a "low-rent" neighborhood near a college. college students regularly rent places there. is it legal to exclude all non-college students from being able to rent? or does equal-opportunity mean that you can't evaluate someone based on a factor like that? (basically, renting to only people who you know are upstanding citizens, but just can't afford a nice place. e.g. graduate students)

    Sure you can. Expect to make extensive repairs between tenants, poor college students are notoriously hard on rental property. I had an acquaintance that rented to college student, went to do a home inspection and found they had constructed a crude fire pit in the living room, had been burning wood to supplement their heat without cranking up the furnace. Told them to remove it, went back a week later to find they had removed all the wood moldings and such in the house to burn too. Took him 6 weeks to evict them, which in the meantime, they had trashed the house.

    That is an extreme case, but talk to landlords in college communities and you will hear all sorts of stories.

    Young + irresponsible = $$$$$$$

    That's fine. Almost all forms of discrimination are actually acceptable. Just advertise for graduate students, and they will come.

    Just as a note - grad students will expect a better standard than normal students, but conversely, won't trash the place.
