How much should a home price be lowered on a FSBO from realtor listed?

My mother died a few years back. Now my bro. wants to buy the house. He says that since he is selling the house (technically he and I are selling it to him) and he is buying it, there is no need for a realtor. So he says he should pay 5% less than the appraisal price.

To me, it seems that if we sell it on our own, we should drop the price by ~2% from realtor prices so to make it a better deal to buyers. If we lower it the realtor costs, why not just get a realtor to do all the work? Please help, thanks!

    No need for a realtor in this situation--would be ridiculous

    But you need an attorney

    It's whatever you two agree upon

    What work would the realtors do?? There's a buyer and seller already!!!

    The appraisal price is not inclusive or exclusive of realtor's fees.

    It is a valuation of the property. Realtor's fees are a cost of sale., and unnecessary in your situation.

    It should remain the same, agent fees are not added to appraisals. The value is exactly the same if you pay someone or not.
