The Cat and the Expired Lease. Is having an outdoor cat after the lease expires a breach of contract?

I signed a lease that stated no pets. A year later after the lease expired I got a cat. We put the cat outside and fed it. The landlord saw it but didn't say to get rid of it. Is having a cat after the lease expires considered a breach of contract?

Update:

The lease does not say it is going to be a month to month lease after the year expires.

Update 2:

If the cat bothered him he should have told me to get rid of it when he saw it on numerous occasions.

Yes, the terms of the lease are still valid until there is either a new lease or you vacate the property.

The cat is a breach of the contract.

You can not bring an animal onto property you do not own without the owners permission.

YES! The rules of no pets still applies after the initial lease expires. Just because the lease expired that DID NOT mean you could get a pet. The lease did not have to specifically say it went to a month to month this is law in most states.

EDIT: he was not legally required to give you a warning. It is legal to evict a tenant for a blatant lease violation with out talking to them about it. A proper 30 days notice is all that is legally required.

    YES! LOL

Even though the lease expired, you are still bound to the terms of the original lease. Why you thought you could get a pet when the lease clearly stated no pets is beyond me.

The lease doesn't have to say it reverts to a month to month. It is understood in all rental situations that if you do not renew the lease it reverts to a month to month tenancy unless you sign a new lease.

You can't live there without a lease, it probably switched to month to month, read your copy.

If the original stated no pets, they dont care if it's an outdoor or an indoor pet-if it's on the property and you are feeding it, it's your pet-period.

They can post you with a lease violation, but before that happens, you should talk to them first.

Landlords love it when their tenants comunicate with them, if you dont talk to them about it-they will assume that you are hiding the pet from them-or trying to and it will tick them off more

You are still bound to the terms of the original lease, no on a month to month basis (it doesn't need to say that, it is that way by law). You cannot have a pet.

When a lease expires, it flips to month to month using the same terms.

If the original lease said no pets, it's still no pets.
