Do you feel it is fair that renting an apartment can be denied if a person has a foreclosure?

I am trying to assist a single person in securing an apartment in one of New York's 5 boros. This person lost their home after a death in the family and also unscrupulous predatory lenders who are now being sued.

They moved into a "illegal" apartment because that is all that will rent to people with undesirable credit reports, however the condition are horrific. That was 2.5 years ago and the rent has never been late. This person now wants to move into a legal apartment building but the foreclosure on the credit report is preventing them from living in decent housing, they do have study employment of 12 years at the same please.

The current landlord has given them a favorable letter of reference. Landlords or people who have had this experience, please let me know how I can help this person. Thank you.

I feel your pain! The company I work for has put out online a free rental guide that tackles a lot of the issues you raise. Bad credit is much more common now, whether there is a foreclosure or not in the persons history. The company I work for specializes in helping people rent apartments in all boroughs of New York (except Staten Island), without a broker's fee. Here is a link to the free renting guide, call "The Essential Guide for Smart Renters". http://www.rent-direct.com/rentingguide

    Good luck with the search.

I read that someone with a foreclosure should have 1 years worth of rent saved up due to the fact that they will have horrific credit, and they may need this amount to pay in advance to a landlord.

After all, they spent many months not paying a mortgage, they could have saved up something.

I once paid 6 months advanced rent.

It's what you have to do...

Lamentably to your son, they may be able to, they usually do. What many men and women have no idea, is that in most states there is a process referred to as expungment. Have your son go to the courthouse and inquire about making use of to expunge his file. I have a family member that had a felony on his file, however it was once now not an awfully serious one, and it was a primary time offense. I believe it cost him around $200 to get copies of the entire files wanted, and for the application itself. It took like 6 months or so for it to go through. But ultimately, his criminal report is now not maintaining again his future....These kind of records can affect so many aspects of a life. Definately worth looking into...In particular if this legal was a one time occurance, and there has been no different issues because then. Just right luck!

Yes it is fair. Many applicants for 1 apartment the tenant with the best credit gets the apartment.

    100% fair.

They have a foreclosure because they had the idea they were entitled to the banks money. Suing a bank for being fuucked over is further proof they are complete immoral anda willing to screw over whoever is in their path. It would be crazy to rent to this one.

You should steer clear too, their low morals will apply to you too.
