water damage to bathroom sub-flooring because of leaky toilet?
How expensive is it to replace sub-flooring?I discovered in my downstairs bathroom,that the toilet was leaking and water seeped into the lino and then into the sub-flooring.
So I definitely need new lino,but is it terribly expensive to have a new sub-floor put in after the floors are completely dry??

Oh man - hard to say. Shut off the toilet obviously and pull it up and get it out of the room - let the floor dry out for a while - rip off the lino so that it will dry better. You can get or borrow a push stick with a razor on it - and you could use that to strip off the lino for the whole floor.... Just one inch at a time.
The expense to all this is in the labor - so do it yourself if you can.
Then after everything dries out - take a look at how much the subfloor has been ruined. Maybe it's just wet - and when it dries out, it will be fine.... OR - If it's a bunch ruined - then cut out the damaged part - measure very carefully for the thickness of what you've removed - go to the store and buy that same thickness again. They'll have various stone boards there too - like Hardibacker - or concrete board - which won't soak up water again.
Cut it - lay that in - screw it down - and then put down some web - like for sheet rock - and plaster over that with a thin layer of vinyl floor adhesive - the thick kind - in a gallon can. It's sticky and horrible, but just be careful - and that will smooth out your subfloor. Let that dry for a day - and then lay down your lino again - get a heat gun to cook it into the walls and corners - cut it carefully.
There's various books or friends' advice which will tell you how to reinstall the lino. It's not too bad - just go slow.
Then make real sure you get a good wax ring to put that toilet down again - probably new bolts - make sure your supply tube is NEW..... You could get through this job for the price of new linoleum x 2 probably - with the plumbing parts and the subfloor.
If you pay a contractor, it can be prohibitively expensive.

First of all let me make a suggestion, you're home insurance may cover the damage done by the water, you'd have to check with your insurance company to find out for sure. If it does then your deductible would probably be $ 500.00 and the insurance company pays a restorations company to remove the toilet , any damaged flooring and subfloor or drywall (anything affected by the water ) They will then make sure the area is dry to prevent mold and disinfect the area ( biowash) to kill bacteria. When all is dry they will reconstruct everything and reinstall the toilet and paint walls if necessary.All you have to pay is your deductible.
If you decide to have it done yourself, the cost will depend a lot on what the subfloor consists of and how much of an area is affected .You said downstairs, is it the basement? Is the subloor just plywood on concrete or is it plywood on concrete on sleepers? one layer of plywood or two? The baseboards will need to be removed and reinstalled or replaced
I hope I'm not scaring you at this point, but without knowing all this information I can't even guess at a price for you, However, assuming you have an average size bath and it's plywood , two layers on sleepers and that the whole floor needs to be replaced, I would estimate it at approximately $ 2,600.00 materials included to replace sleepers, plywood,lino and reset toile tand dispose of debris.It would take 2-3 days from material pick up to finish. Remember you can always phone and get free estimates.

The leak was probably just from the wax seal. it happens a lot , if you are wanting a better product for flooring , ceramic tile is the best for a bathroom .

If the leak was just around the toilet The sub floor may not be so bad off. Take the toilet up cut the lino. in a square around the toilet this will make it easier to repair Ifyou need totake out any wood cut it from joist to joistwith a hole around the pipe screw it down well replace the lino. put back the toilet.

Not terribly expensive just tedious as everything needs to be removed from the bathroom (incl. toilet, baseboards, laminate, and damaged subfloor section). You may consider replacing with a Pergo product that will be easy to install and includes a waterproof barrier to prevent future damage. I would say you are still looking at 2 days of labor ($600) plus materials or flooring.

No, it's not a very big job. You only need to cut out and change the damaged area.

Should be able to replace the subfloor for $200-$400.
