Property insurance policy holder?

There is a property that is abandoned (?) or has been empty for a while it has become a hazard due to lack of upkeep, it corners 4 other homes, recently damage was incurred to an joining property do to the issue, although our complaints are realized by our HOA the neighbors have been informed to contact the home owners insurance carrier to file a claim. How can we find out who holds the properties insurance policy...if any insurance?

    Your state's county records will show who owns the property. If it's abandoned, it's probably a bank. Insurance carriers routinely cancel policies when they learn a home has been abandoned.

    Even if there's an active policy, the only issue I can think of where damage to another property is covered would be under the liability portion, and that would have to be caused by the direct actions of the insured. Things like trees falling over and damaging neighboring property (for example) is an act of god and not covered.

    There can be homeowner's insurance only if the owner lives in the property. If the property is abandoned or empty, then it cannot have homeowner's insurance.

    Also, the neighbors cannot "contact the home owners insurance carrier to file a claim". The carrier cannot accept a claim unless it is filed by the person with the insurance.

    Option 1:

    The neighbor who owns the property that was damaged can file a claim with that neighbor's insurance carrier.

    Option 2:

    By checking tax records or real estate transaction records, anyone can find out who owns the property that caused the damage and then the neighbor who owns the property that was damaged can sue the person who owns the property that caused the damage. If the persons who owns the property that caused the damage loses the lawsuit and has insurance, then the insurance will pay.

    You can't. It's private information. Even if you could, the other guy's HOMEOWNERS policy won't accept a claim from anyone except the insured. And if they did, they'd PAY the owner of the property - not you. And that owner would likely take the money and run, not bother to fix this property that they clearly have no interest in.

    Furthermore, odds are, there IS no home insurance in place, on this vacant, abandoned property.

    I'd suggest you look to your association to see what remedies you have for neglect and unrepaired damage, take steps to put the lien and repossess the property, and then sell it to someone who WILL put the repairs into it.

    If it appears abandoned, what makes you think there is any insurance? There is no central place to find out if there is insurance on property.

    Contact or sue the property owner, which you should be able to find out from the county. If your county treasurer or assessor website does not show owner's name or tax billing address, talk to the county clerk.
