Need Lead paint inspection and possible removal for a good price by a certified inspector ASAP!?

I live in NW Arkansas

The problem I have run into is the Home inspection places don't do just lead paint-- they only do complete home inspections.

This is what needs to be determined/ corrected:

A.) in a perfect world-- lead paint not found-- in this case need inspector's written report certifying this.

B.) Lead paint identified-- Lead paint removed from property. Report needed from inspector and abatement supervisor. (This would be the most costly outcome)

C.) Unsure exactly what this means-- says " ongoing lead based paint maintenance activities have been incorporated into regular building activities in accordance with 24 CFR 35.1355(a).

Then the kicker--

Requirements for correction if lead paint is found to disturb more than 20 square feet on exterior surfaces, 2 square feet in any one interior room or space or 10% of the total surface area on an interior or exterior component with small surface area.

- work must be completed by person traines to conduct lead-hazard reduction activities or was supervised by a certified lead based abatement supervisor

- Occupants and their belongings must be protected during removal.

- work site must be properly prepared and maintained during removal

- A certified clearance examiner must conducr clearance test and record clearance results

    1) As Abatement Contractors and Lead Safe Renovation, Repair and Painting Contractors must be certified by the states they work in, their names are typically available via the state government web-site. Either one of these can identify lead paint. Prior to performing my own testing I used to hire an independent testing agency, also listed by the state (I live in Michigan).

    2) Rules regarding lead paint are complicated at best and will depend on what you are trying to accomplish:

    * Lead Abatement Contractors: Normally the most expensive process as it refers to work that is done for the specific purpose of permanently removing lead based paint hazards. This is accomplished by either removal, encapsulation or enclosure. These individuals are at your location to focus on lead paint hazards. Clearance sampling is required.

    * Lead-Safe Renovation, Repair and Painting Contractors: RRP contractors are trained and EPA certified to perform renovation work in homes containing lead-based paint. They typically test for lead and, if found, follow prescribed procedures to contain and dispose of the lead during renovation. These individuals are at your location to focus on the renovation or repair. Clearance sampling is not required.

    3) The EPA rules are directed at homes built prior to 1978. The requirements come into play if more than a certain amount of area is to be disturbed, which you touched on in your question: Interior work disturbing less than 6 square feet of painted surface per room within any 30 day period is exempt. Exterior work disturbing less that 20 square feet of painted surface within any 30 day period is also exempt. Window replacement, no matter the square footage of painted surface, is not exempt.

    4) The lead-safe regulations are new and still controversial, convoluted and unsettled: Example: EPA and HUD regulations differ.

    The direction you take will depend on what you are trying to accomplish: Lead removal (Abatement Contractor) or Renovation / Repair (RRP Contractor). Hope this helps.

    Why are you wanting it checked and removed? All older houses have lead paint in them 100% of them.You can have it checked yourself by getting a test kit either on line or at Home Depot. When Lead paint is removed it is only removed a certain height off the floor , The height that some kid might decide tio chew on the paint. Unless you are required by law to remove it then let it be. If you do want to remove it the it is cheaper just to remove all the trim and replace it with new trim.
