is a text message of a 30 day notice legal or must it be on paper what about verbally?

    A 30 day notice (kind of like an eviction notice), has to be typed on paper, signed, dated, notarized, and filed legally. Some states have different laws on how you can serve someone, but a text message, or verbal confrontation isn't going to cut it.. sorry.

    On paper is wiser,but not required.

    Verbal ? Unless the other party cops to it,means nothing.
