Renovation cost in Indiana?

My husband and I are very young we are both 22 years old and already have 3 kids and we are new to the SB Indiana area We own a 1696 square foot single family home has 4 bedrooms and 1.0 bathroom it is a historical home and very nice but it has its problems. We wish to add a new bathroom upstairs and expand the bathroom downstairs (both height and width) we want to change that hideous Acoustic (Popcorn) Texture on walls and we want that completely removed !!! we also want to change the kitchen completely and remodel our entire ceilings and get a new roof ! we need to know the cost of this renovation completely . Obviously we are on a budget being young trying to manage money and having 3 little ones but that still doesn't mean it is impossible for us to remodel our home.

MAJOR CONCERN IS ROOF & CEILINGS EVERYTHING ELSE IS ONLY COSMETIC

we plan to have this house looking fabulous ut that will take both time and money that we don't have right now and anyone who puts time and money saved into any project can achieve desired results.

    I, too, would consult Angie's List. It's something you will pay to join but I can tell you many horrible stories about contractors if you have a week or so! Essentially, you must also get a Lien Release signed and filed at the county for the work that is done. $28. Go to your library and get these forms for free.

    For example, you don't have the lien release signed. When you go to sell your house, you magically have this bill for $2k that you didn't know about. You should have, but it turns out you didn't. You can't sell the house. This way a contractor cannot gyp you years later. A contractor ALWAYS has a Mechanics' Lien on your property during your work. You have to sign contracts before and after the work. Further, you must make the contractor account for every single little screw and nail he is going to do. To just say that he will do things in a workmanship manner is not enough. What happens to the waste, what saved. So, you can see how complicated it can get.

    That bathroom is going to cost easily $10K. And it will be so worth the cost. Put laundry connections in too!

    What I did was to look at my neighborhood and at my taxable appreciation amounts. Don't get wild and crazy about this. Getting the absolute basic things are more than what you have already. So don't be afraid to go plain on many things. It hurts you forever to over-improve your home. You have little kids and sometime you will move, believe me.

    Call several general contractors and get estimates. You may be able to find reputable contractors via Angie's List (see link below).
