What is the final cost of a mobile home?
We are looking to purchase a mobile home. Now I know that every transaction is an individual deal and every locality has their own regulations and schedules. But what I would like to know, in round numbers, is after you add in taxes, fees, commissions, etc, what should I expect to pay in total? In other words, if the mobile is worth $50,000 should I assume that the extras will eat another 25% or 12,500 which would mean I really need to plan for $62,500? Just in case, we live in California in Alameda County.

You need to have the seller document all of the costs associated with the mobile home, which should include moving, setup, and all incidental expenses before committing to a contract. As you will likely be borrowing the money to buy it you have to know what can be rolled into the financing and what can't.
My advice, don't do it. Manufactured housing never appreciates in value, and you'll never build equity. It's a cheap housing option but there's too many caveats that come with owning such a house.
