Opinion on MoBo upgrade?

I have a computer than recently had the faulty motherboard replaced, and consequently the CPU as well. The problem with this was that the guy screwed us and downgraded the parts to ones nearly 10 years old and so the computer runs... well, badly. I'm looking to upgrade these parts (having my boyfriend do the actual work this time) and just need some input on what I've chosen. I'm not looking to make this computer great, I just want it up more up to date on a bit of a budget.

For the new processor I'm going with this:

I have a similar processor (A4-3420) in another computer and regardless that this is discontinued, I'm content with the price and that it will perform well enough for basic use.

For RAM, I'd prefer going with 8GB:

My concern mainly lies with the motherboard I choose. The original motherboard that was in the computer was an HP M2N78-LA (Viola) which was notorious for it's bad chipset:

I'm not sure which motherboard of these two would be the better option compared to what the computer originally had in the first place. Again, not looking for great, just more up-to-date:

    I'm not really sure why you would need 8 GB of RAM for performing basic tasks. Just get 4 GB.

    Also, the first motherboard has reviews saying that it was broken as soon as they received it. The second one has more features and is a better overall motherboard.

    i am going to make it short and straightforward .. Get the Intel center i5 2500k alongside with ASUS P8Z68-V professional .. which will be an extremely good mix at a sensible value .. This mobo has the present and large useful houses ... ASUS mobos have better useful houses and construct high quality than MSI forums as I truthfully have considered in maximum information superhighway sites ... best of success ...

    At dumb hi, don't come on my question and give me your stupid opinion on things. Your dad gets disability check, BOOHOO. I don't have one cuz he got shot down, don't compare my life with yours. I got 5 younger siblings, a single mother who works her butt off and myself. My reason is legitimate. Did I say gov don't pay for school? NO DUMB HO, What said was the fact you have to pay is messed up. I also stated I don't want to lose this help because I can't afford it. I have to take care of my you get siblings (10, 7, & 2year old). You think you have life so hard. Bioohoo my mom works and my dad gets disability checks, so im gonna go try and argue with someone and spill my life story, that's what you said to yourself when you wrote on my question right? Well now you got my reply. Next time try to ANSWER te question because not everyone wants to waste their life reading some dumb hate mAil from a stupid white chick who feels like they have it hard when they don't.
