Water damage from abandoned town home?

The owners of the adjoining town home walked away from the property. A broken pipe in their home caused severe damage to the interior walls of our unit. The home owners association says they are not responsible. Is the mortgage holder responsible ? I assume that when the owners walked away that the insurance lapsed. Is the bank or mortgage holder responsible for maintaining insurance? Are they responsible? Who,ultimately will pay for the repairs?

    just call your insurance company and they will take care of the details for you. any damages on your side will have to initially go through your insurance any ways and then they will figure out who to bill it too.

    I have worked in restoration for insurance companies for a while. we did a town where one person literally blew up their house (nothing but a crater left) the shockwave damaged 60 houses nearby. the first day we were there we got a call from a confused insurance adjuster wondering what happened to the house he was responsible for. apparently when he came into his office he had a bunch of emails from other insurance companies saying they were suing his company for damages. the owners of that house died in the explosion so their "estate" went bankrupt. but all of the other homeowners just had to pay for their deductible.

    The mortgage company would insure the property if the insurance has lapsed. If it is still in force, they should be able to provide you with the name of the insurance company.The real search is going to be the finding out the name of the mortgage company. You may have to go to the county court house to look up the deed in the recorders office. You should be able to do this with the correct address and some help from one of the staff there.
