How to solve this for X with FOIL?

I need to solve for x to get a triangle side similarity ratio. I need help solving for x:

10/x-4 = x+10/12

I understand you have to foil there (and sadly I didn't take algebra I seriously when I in it so I don't know how to solve this). I get down to x^2+6x-40=120 and don't know the rest how to solve it for x. Could someone please show the steps for solving it.

    10 / (x - 4) = (x + 10) / 12

    10(12) = (x - 4)(x + 10)

    120 = x² + 6x - 40

    x² + 6x - 40 - 120 = 0

    x² + 6x - 160 = 0

    (x - 10)(x + 16) = 0

    If the product of two factors equals zero, then one or both factors equal zero.

    If x - 10 = 0,

    x = 10

    If x + 16 = 0,

    x = - 16

    Since x represents a distance,

    Feasible Domain: x > 0

    Since x = - 16 is not in the feasible domain,

    x = 10

    Get your quadratic x^2+6x-40=120 to this form x² +6x -160 = 0

    then factor: (x +16)(x -10) = 0 implying x = -16 or +10.
