Who evicts occupants?
I have sold my Mobile Home and need to know this----as soon as the paperwork is done and the family owns the Mobile Home, who's responsibility is it to evict the occupants to end their month to month. Occupant said six weeks ago they were moving so I didn't send legal papers to evict. Who will be the one to get them out? Occupant wanted to buy the lot and mobile for 5 thousand dollars and I said no way. Real Estate man says the lot by itself is worth $15,000. Please advise what you know.

The owner gives then proper notice to leave. Most states that would be 30 days. It can vary by state and situation though. A court would rule on an eviction after the owner files at the courthouse and gets the court date. The eviction would only be needed if the tenants refuse to leave after the owner has given them proper notice.
Often is a sale contract there is language about who needs to do what with the tenant. If there isn't any in your contract then the 'current owner', old and then new, would be responsible for it.

THe owner of any property is the one who is responsible for evicting the occupants, although at times, roomates can evict other roommates whom they have brought in.

depends on the state check at your states dept of consumer affairs it handles everything real estate it should be address in sales agreement either way... 30 days most states
