I manage a business..I think the owner is wrong in my rights!! as a manager.?

It's a family business. My Home Bound grandma owns a 25 unit mobile home park! I am the Full Tme Manager I do EVERYTHING even keeping the grounds mowed and clean & there is PLENNTTYY of stuff to do you can never be done. Some people are SO far as 6 months behind on rent...I think she is choosing favorites by letting them cook or do chores/clean her house for rent but they DONT pay any money even if they claim they will..they have not been. I think 100% people should be paid CASH from the rent they give us rather than just her imagine up numbers and she doesnt keep receipts either.

Am I in the right wanting our Mobile Home Park to be run fair?

Is it within my rights to tell people to pay?

She lets people take advantage of her because she is old and wants people to do stuff for her..it's not fair to the other tenants & I am tired of hearing her complain about money when she could do what she needs to do to get a TON of money she is owed. Being understanding is one thing...letting people run over u and act like rent is a credit card bill without interest is messed up

I live with and take care of my grandparents we love eachother I am talking about from a Legal Standpoint.

If a Police Officer was watching everything we do...we would be told we were illegally operating.

According to an Attorney that I talked to... not treating each tenant equally is reason & gives each and every tenant the right to SUE which means I loose my job and my grandparents loose the only livelihood they will ever have.

Update 4:

I created a lease "Legal" for each tenant to sign along with the owner of the park...to follow & adhere to ALL park rules & regulations..

Everybody signed...now if we evict or threaten to put a civil suite on somebody and they simply say they have been treated unfairly..we are F'ing screwed..because they can say other were not paying rent for extended periods of time or paying SMALL amounts for chores but not paying we have atleast 2 people owing over 600-800 dollars and we have only seen payment through chores..

I have my name on the park also so I guess i am also part owner...

    I have a sense you should sit down and listen to some of your grandmas thoughts on the ways of the world.

    It strikes me that she understands that life isnt as black and white as you see it.

    But, strictly speaking, your job as manager is to do your job as per the owners directions.

    If she wants some people left alone when they say they cant pay their rent, you should leave them alone.

    that she isnt paying you could be a concern but separate to what she charges tenants

    of course, there are exemptions for family members under labour laws

    you would do well to discuss what a reasonable salary for your efforts is in your mind

    from what you said, there is nothing "illegal" going on as regard her waiving rents for certain tenants

    the notion that it is unfair to charge some and not charge others breaches no laws

    is there something else?

    that issue you are discussing regarding attempting to take action action when you have let things slide is correct but that can be corrected if you chose to go about it intelligently

    as regards treating different tenants differently, there is not an issue, the ones paying their bill cannot sue for anything

    seriously, what do you want from us

    if the family business is at risk, discuss the issue with your family

    you certainly dont need bogus reasons to do so

    her park, her rules. You can talk to her about it and maybe get her to put you in charge of collecting back rents etc... Just sit down with her and talk calmly with her about the back rent owed, how much it is, and that she needs to start collecting it. Draw up a plan to have the back rent paid in installments. If a tenant is 6 months behind, have them add an additional amount of 1/6 of rent payment to each months rent for 6 months to catch up on the back rent owed.

    Not necessarily. It's called bartering, and back in the old days it was the way to go.

    No, just no. It's her place, she's free to run it as she sees fit. You said yourself, she wants people to do things for her. So she exchanges something she can offer for something she wants. No cash need be involved. It's not for you to say what's "fair."

    Nor is it any tennant's business what others have or haven't paid.
