Prefab homes?? cost and questions?

We are needing to move in the next couple of months

We can't find a place we want to buy

Though we have found a few lots

We have thought about buying a prefab home and putting it on a lot

What are some of the extra costs and would it end up being as much as buying an existing home?

The lots range from $50,000 to $120,000

And the prefab home around $250,000

We would need to have the land prepared ie tree removal, excavating, well septic, utilities hook up, and a foundation layed.

I've estimated this around $110,000. Does this sound about right?

I know it all depends on where the land is and if any special problems come up

But if anyone has done this and can offer me any insight as to what to expect, I would really appreciate it.

    What do you mean by prefab homes? If you are referring to the homes that are delivered on trailers and then assembled, sort of an upgraded version of the double-wide mobile homes, be very careful. It'll be called prefab until you are in it, then the bank will insist its a mobile home and mortgages are difficult to get. So pay attention to whom you are talking. Sales men's statements are not binding on banks or zoning commissions.

    the big question will be getting the permits required. maybe because you're in Canada it'll be easier than in the states [where it seems that everyone wants to prohibit all vacant land from ever being used for anything].

    you'll also need a contractor to assure that the foundation and utilities are done correctly and the land graded properly

    u will not b moving into a 'prefab' house

    unless it is all ready built.

    u have lots more to learn b4 burning a dollar.

    in many places the fastest u could do it is 6 months

    so keep renting while u use the librarys to learn.

    do it too quick will cost u decades and 10,000s extra.
