Home loan and I need info?
Just Divorced, a lot of college loans, did quick deed to get name off deed with ex, she should be getting me off the loan, looking to buy a house 50,000 or cheaper. Working full time, two cars.
credit should be high 600s if not 7.
The loan guy is offering a good rate but renews every five years. looks and smells like ARM just not as toxic. I feel I have limited options, could I take this build more credit and refinance in 4-5 years with another bank? What are some options?

Until ex gets you off title and mortgage---nothing doing
Rates are low enough that its better to do straight fixed mortgage, 15 or 25 years
Many loan calculators out there, almost every real estate site, run some numbers
Many lenders will not give such a small loan or only for 15 yr loan
Start with your bank, see what they can do
Chances are you'd have to roll this over every five years, that its a HELOC, can't do an actual mortgage unless lender holds it rather than selling loan

You did a quit claim to get removed from the dead.
"renews every five years." = looks, smells, and is potentially more toxic than an arm. With an ARM you know adjustment rate. With most renewable mortgages you have a balloon payment that can be "renewed" at what ever is a competitive markets rate in 5 years IF you can still qualify for the mortgage.
- you can refinance this whenever you qualify. However, most mortgage lenders don't lend for less than $50000.

I bet you that your ex will not get you off the loan because they will not be able to refinance the loan. You made a potentially big mistake in giving up ownership in the house while leaving yourself liable for the loan.

Im thinking it was pretty foolish to give up part ownership of the house before giving up your legal obligation to pay the mortgage for a house you no longer have any interest in. I think you need to ensure that is dealt with before pursuing anything else.
