How can I get tenent to pay rent?

My tennent Bonney, owes me 563 from PREVIOUS month... tells me Today dec 6th (rent was due the 1st) that she cannot pay. Previous and this month total cost is 1429$.

I know I can evict her within 3 days - however, is there any way for them to pay me back legally?

    You will never get all the money you are owed. You should've started the eviction weeks ago. Start it ASAP and follow it through and you can reduce your losses. There is no way to make a tenant pay who can't they aren't really bad they are just broke and lousy at managing their money.

    The 3-day thing is only a NOTICE to pay or quit, and gives you the right to start the court eviction process on the 4th business day after you give her that notice.

    The longer you wait to evict a tenant, the more money you lose.

    Initiate eviction after the 14th day of non-payment.

    If you took last month's rent or a deposit, you can apply these towards unpaid rent. Hopefully, that will cover it.

    You are mistaken. You cannot evict her is 3 days. You can give her a 3 days to pay or move out. If you're lucky, she goes in that timeframe. If she wants to stage an occupy movement, you'll have to go through the courts to get her evicted, serve her, wait the legal amount of time, and then have as Sheriff remove her.

    It could take weeks/months.

    You can't.

    And it takes long than 3 days. You must go to court and file a notice of eviction.

    Your tenant is not going to pay you so you need to start the eviction process immediately. Otherwise she is going to continue to steal your income.

    Small claims court. Get a judgement; have her wages garnished or sell it to a collection agency. Be sure to report the judgement to all three credit bureaus so it goes on her credit report.

    You can take them to court. Evict her now, court later.
