I need advice about buying a home?
I am in the middle of buying a home and have just found out that 4 of the things that were in the MLS listing are not in the home like the owned water softener, the wood floor, all appliances were removed along with all lighting and fixtures, and I want these things remedied before I close. Am I right in asking these things to be done as I am a first time buyer and my agent makes me feel like I am being a pain in the butt. I don't want to be stuck with a home that possibly had a flood or something like that and sign off to it and have to pay for a 30 k roof :(

Forget the MLS, you look at what is in the sales contract and what was in the house when you inspected it. Did it have wood floors? Built in appliances? Water softener? And are those on your contract?

These things should have been all spelled out in your contract. Read it. You also should have been given an amount of time before closing to do "due diligence" to find out and remedy problems such as what you have mentioned before your earnest money goes hard. That date also should be in the contract. You should have an inspector go throughout the house and make a report so you know what is wrong with it before closing. Your realtor is supposed to be there to help you through this process and advise you. It's your money. Ask all the questions you want, and remember, no one can MAKE you buy a house (although you CAN lose your earnest money if you aren't on the ball).

Kim R is absolutely correct. Calculate all the items not in the house that was listed as though you would be putting them in and don't forget to add the cost of labor and delivery. Then add another 20% and deduct that from the listing price. I would think there are plenty of homes available that would be close to what you want. When you can't reach a sales agreement. Point out the dishonesty and work hard to get your earnest money back.

You can try buying smaller ammounts monthly. It took us about 15 yrs to pay our home off it was 75000 dollars.
